About
At GSG Property Inspections, our job is to look closely, report honestly, and help you understand the home in front of you. We combine practical experience with professional tools, document the conditions we can observe, and explain why a finding matters. We won’t brush aside a concern or make it sound worse than the evidence supports. You receive clear information and a detailed report so you can make your own decision about what comes next.

WHAT WE INSPECT
Roof & Exterior
Roof, gutters, downspouts, grading and drainage. Exterior walls, windows, doors.
Foundation & Structure
Visible foundation walls, piers and supports; floors, walls and roof framing and the accessible attic and crawlspace.
Electrical & Plumbing
Electrical service and panels, visible wiring, outlets, switches, lighting, GFCI/AFCI protection, smoke and carbon monoxide alarms. Plumbing fixtures, visible supply and drain lines and water heater.
Heating, Cooling & Interior
Heating and cooling equipment, ductwork, insulation, ventilation and fireplaces. Interior walls, ceilings, floors, doors, windows, stairs, railings, garage and bolt-in appliances.
A home can look beautiful and still have questions beneath the surface. We look closely at its visible, accessible structure and systems, from the roof down to the crawlspace. This broader view can bring attention to conditions that may not be obvious during a walkthrough.
THE GSG DIFFERENCE
Beyond the Standard inspection
More Insight. No Added Charge
Every inspection starts with a thorough look at the home. When conditions call for a closer look, we use specialized tools and additional screening to help document what we can observe. These checks are included at no added charge when applicable and safely accessible.
A Closer Look
-
Drone-assisted views of difficult-to-access roof areas when appropriate and safe.
-
Thermal imaging where conditions warrant.
-
Pin and pinless moisture screening.
-
Inspection of safely accessible attics and crawlspaces.
Targeted Screening & Measurements
-
Visual screening for apparent mold-like growth.
-
Gas and carbon monoxide screening.
-
Refrigerant-leak screening.
-
Microwave-energy leakage screening.
-
HVAC airflow, temperature and humidity measurements.
-
AFCI/GFCI and voltage drop testing at accessible receptacles.
We document relevant findings with photographs and clear explanations. We'll tell you what we observed, why it matters and when a qualified specialist should take a closer look. That information helps you decide what needs attention, what to plan for, and how to move forward with the property.
